Building on Estero Island
Fort Myers Beach is a seven-mile barrier island with open Gulf water on one side and Estero Bay on the other. Wind reaches the houses with almost nothing to break it, so the code treats most of the island as a high-exposure site. In practice that means windows and doors with higher design pressure ratings than the same sizes need on the mainland, and the price reflects it.
Much of the island was rebuilt after Hurricane Ian in 2022. Newer homes are elevated on pilings or tall stem walls, with tall glass on the upper living floor and big sliders onto balconies facing the water. Those openings are where we spend most of our time.
Permits and the Town's review
Window and door work on the island is permitted by the Town of Fort Myers Beach, which asks for documentation showing each product meets the design pressures for its location. The whole island lies in a special flood hazard area, and the Town tracks improvement costs against FEMA's substantial improvement threshold on homes that sit below current flood elevation. If your house is an older ground-level home, ask the Town's building staff how a window project counts before you sign anything. We are happy to join that conversation.
Hardware that survives the salt
Within sight of the Gulf, ordinary fasteners and steel rollers rust quickly. On island homes we specify aluminum frames with a marine-grade finish, stainless steel anchors and screws, and sealed or stainless rollers on sliders. Rinsing the frames with fresh water a few times a year does more for their life than anything else you can do.
Getting there
We cross the Matanzas Pass Bridge or come up from the south end by Lovers Key, depending on where you are along Estero Boulevard. Island traffic in season is real, so we schedule installs to start early and keep trucks off the boulevard at peak hours where we can.
For budgeting, island homes often sit at the upper end of our Fort Myers price ranges because of the ratings and hardware. Those are estimates; the written quote after a measure is firm.
Questions from Fort Myers Beach homeowners
Do rental properties on the island need the same windows?
Yes. The code does not distinguish between a home you live in and one you rent out. Rentals often benefit most, because nobody is there to put shutters up when a storm comes.
Can you work around my tenants or guests?
We can split a job into stages between bookings, as long as each stage leaves every opening closed and secure at the end of the day.
