Communities with rules of their own
A large part of Bonita Springs lives in planned communities: Pelican Landing, Bonita Bay, the gated golf neighborhoods east of I-75 and the condo towers near the beach. Almost all of them have an architectural review step for exterior changes. Before we order, the board usually wants the product approval, the frame color, the glass tint and sometimes a drawing of the grid pattern.
We put that package together for you and submit it, because a rejected color on a window that has already been built to size is an expensive mistake to fix.
Condos and villas
In many Bonita condos the owner is responsible for the windows and sliders of their unit, while the association controls how they look and who may work on the building. Your declaration says which. Mid- and high-rise buildings also need higher design pressures on upper floors, and work above the ground floor may need the association's insurance certificate and scheduled elevator time. We confirm all of that at the measure.
Older homes along the river
Closer to Old 41 and the Imperial River there are older single-family homes, some with original windows and some that took on water when the river rose in recent storms. If a home had flood damage, we check the wood bucks and the wall below each opening before quoting, because a new window anchored into soft framing is not a fixed window.
Permits
Window and door replacement inside the city is permitted by the City of Bonita Springs. We file it, schedule the inspection and hand you the closed permit and product approvals for your insurer.
Pricing follows our Fort Myers impact window cost guide, with tall condo openings and association-specified finishes toward the upper end. The ranges there are estimates; your written quote sets the price.
Questions from Bonita Springs homeowners
Do you work in gated communities?
Yes. We register with the gate in advance and give the association our insurance details before the first visit.
Can you match the windows my neighbors already have?
Usually, if you can tell us the brand or we can see the frame label. Associations often prefer a match, and we will look before we quote.
